Please read the following vacation rental terms and conditions carefully before proceeding.

1. Introduction

These Terms and Conditions govern your use of this website and your booking of any short-term vacation rental properties listed herein. By using this website or completing a reservation, you acknowledge that you have read, understood, and agreed to be legally bound by these terms. If you do not agree with any part of these terms, you should not proceed with using the site or booking a stay.

2. Booking Terms

Properties listed on this website may be reserved directly through the website or through third-party booking platforms. The payment and cancellation terms may vary depending on the booking platform used.

For direct bookings made through this website:

• Guests must be at least 25 years old to make a reservation.
• Valid government-issued identification may be required before or at check-in.
• A reservation is considered confirmed only after receipt of a 50% deposit.
• The 50% deposit is non-refundable.
• The remaining 50% balance will be automatically charged to the payment method provided 30 days prior to the scheduled arrival date.
• Once the remaining balance has been charged, the reservation becomes fully non-refundable.
• A refundable security deposit ranging from $700 USD to $2,000 USD may be required, depending on the property. The applicable security deposit amount will be communicated to the guest prior to or at the time of booking.
• The security deposit must be paid according to the payment instructions provided for the reservation. It will be returned within 7 business days after check-out, subject to an inspection of the property and provided there are no damages, missing items, excessive cleaning costs, unpaid charges, or violations of the house rules.
• Guests are responsible for ensuring that the payment method provided remains valid and has sufficient funds for all scheduled payments.
• Acceptance of the property’s house rules is required. These rules may include occupancy limits, noise restrictions, check-in and check-out times, restrictions on parties or events, and rules regarding the use of amenities.

Failure to comply with the booking terms or house rules may result in cancellation of the reservation, eviction from the property, and/or additional charges, without refund.

3. Cancellations & Refunds

For direct bookings made through this website, the following cancellation policy applies:

• The 50% deposit required to confirm the reservation is non-refundable.
• If a guest cancels more than 30 days before the scheduled arrival date, the 50% deposit remains non-refundable. No additional balance will be charged.
• The remaining 50% balance is automatically charged 30 days before arrival.
• From 30 days before arrival onward, the full reservation amount is non-refundable, including in the event of cancellation, early departure, no-show, or a change in travel plans.
• No refund will be issued for unused nights or services following check-in.
• The security deposit is separate from the reservation payment and remains refundable subject to the conditions outlined above.
• Guests are responsible for obtaining appropriate travel insurance to cover cancellation, interruption, illness, transportation issues, or other circumstances affecting their trip.

For reservations made through third-party platforms such as Airbnb or Vrbo, the payment, cancellation, security deposit, and refund policies of the applicable platform will apply where different from these terms.

4. Guest Responsibilities

Guests agree to treat the property and surrounding area with care and respect throughout their stay.

• Adherence to House Rules: Guests must comply with all posted or communicated rules.

• Occupancy Limits: Only the number of guests specified in the reservation may stay overnight.

• Parties & Events: Unauthorized gatherings, parties, or events are strictly prohibited.

• Damages: Guests are financially responsible for any damages, excessive cleaning, or lost items caused during their stay.

• Pets & Smoking: Unless explicitly allowed, pets and smoking are not permitted on the premises.

Violation of guest responsibilities may result in eviction and/or charges for damage or extra cleaning.

5. Use of Website

Users agree not to engage in any unauthorized or unlawful activity when using this website.

Prohibited behaviors include but are not limited to:

• Attempting to breach or compromise site security

• Transmitting spam or unsolicited messages

• Scraping, duplicating, or misusing content or data from the site

All content on this website is the intellectual property of the site owner unless otherwise stated. Reproduction or redistribution without permission is prohibited.

6. Liability Disclaimer

The operator of this site and its partners are not responsible for:

• Website Issues: Temporary unavailability, inaccuracies, or technical errors

• Guest Incidents: Injuries, accidents, losses, or thefts occurring during a stay

• Force Majeure: Delays or cancellations due to natural disasters, weather, strikes, government actions, or other uncontrollable events

Guests are advised to obtain appropriate travel and medical insurance prior to their stay.
